Stacked bar chart of the 13 most named Seattle brokerages and teams, split by ChatGPT, Perplexity and Google AI Overview. Windermere leads with 66 mentions, followed by Compass (35), Redfin (27) and Keller Williams (22). The rest of the chart runs from 12 down to 6 mentions.

The engines mostly named brokerages and teams rather than single agents, so the counts are by brokerage or team name.

Redfin runs a listing website, but it is also a brokerage that employs its own agents. So we counted it. Zillow and Realtor.com are listing websites, so we left them out.

We combined a brand's Seattle office name with the brand, such as Keller Williams Greater Seattle with Keller Williams. Office names with their own branding, such as Windermere Midtown and Coldwell Banker Bain, stayed apart.

Did ChatGPT, Perplexity and Google AI Overview name the same brokerages and teams?

Partly. Two engines named Windermere most, but the lists below it differed. The name each engine gave most:

  • ChatGPT: Windermere (31)
  • Perplexity: Windermere (29)
  • Google AI Overview: Redfin (9)

How does Seattle compare with Vancouver?

We asked the same 25 questions, with local place names, in our Vancouver realtors study on October 23, 2026. Two questions keep Vancouver terms for a like for like match: "presale condo" and "selling privately". The suburbs are Renton, Kent, Bellevue, Kirkland and Mercer Island.

Seattle's list was more concentrated. Windermere alone had 66 mentions, and the top 5 took 58.5% against 39.7% in Vancouver. Agreement was similar, with 12 names on all three engines in Seattle and 11 in Vancouver.

Each city had one run, so part of any gap may come from timing rather than place.

How did we run the study?

We ran one Beket AI market audit on October 27, 2026, between 17:46 and 17:52 UTC. Its location was set to Seattle, Washington, and its language to English.

  1. Questions. The audit had 25 selected questions, the same on all three engines. None named a business.
  2. Discovery prompts. The audit also added 4 longer prompts of its own, and the counts include their answers.
  3. Mentions. A mention is a business named in an answer. Share is a business's mentions divided by all 277 mentions.
  4. Times named first. This counts answers where that business came first.
  5. Threshold. The audit's report listed 51 names, each with at least 2 mentions. A business named less often may not appear here.
  6. Name variants. We combined spellings of the same business, taking 43 names down to 33. The merges are listed below.
  7. Left out. We counted only businesses that offer the service, not directories, listing websites or review sites. The answers also named two property listing websites, four agent matching sites, a review site and a search engine. Together they had 108 mentions. Zillow alone had 67. They are not brokerages, so we left them out.

Our roundup of nine local AI studies compares our earlier Seattle and Vancouver results. For why one engine is not enough, see why checking one AI engine can mislead you. We did not rate, verify or rank any realtor ourselves.

How far can you trust these numbers?

Treat them as one careful snapshot, not a verdict. Our note on why one AI check is only a snapshot explains why.

  • One run on one day. Answers can differ by day, by phrasing and by user.
  • Google AI Overview was recorded for only 12 of the 25 selected questions, so most counts come from ChatGPT and Perplexity.
  • If one answer used two spellings of the same name, merging could count it twice.
  • One or two mentions can change a rank near the top.
  • Only three engines were tested. Other AI tools may answer differently.
  • A mention says nothing about service, licensing, fees or results.

What questions did we ask?

The 25 selected questions, asked on all three engines:

  1. real estate agents for investment properties in Seattle
  2. low commission real estate agents in Seattle
  3. realtors for first time home buyers in Seattle

  5. how to find a Seattle realtor
  6. realtors in Renton WA
  7. best listing agents to sell a house in Seattle

  9. top rated real estate agents in Seattle with good reviews
  10. buyers agent in Seattle WA
  11. how to choose a real estate agent in Seattle
  12. realtors who speak Mandarin in Seattle
  13. real estate teams in Seattle WA
  14. realtors for downsizing seniors in Seattle

  22. realtors in Kirkland WA
  23. commercial real estate agents in Seattle

  • "I am looking to buy a house in the Ballard or Queen Anne neighborhoods of Seattle. Which local real estate companies specialize in these areas and have the best local agents?"
  • "What are the most recommended full-service real estate agencies in Seattle, and how do their commission structures and buyer representation services compare?"
  • "I need to find a highly rated real estate agency in Seattle that can help me navigate a competitive bidding war and find off-market listings. Who should I hire?"
